Bowie Marketplace: The new Bowie Marketplace gives new life to what used to be a barren eyesore. However, current proposals call for the approval and construction of a three to four story apartment block with a parking garage. This project will include 225 to 288 apartments. Such a project will cause traffic to exceed allowances in the 450/Superior Lane area.
Melford: The Villages at Melford is a massive 1,800 unit housing complex, featuring apartment blocks, townhouses and senior units. The developer, St. John’s Properties, continues to promise that this is a self-contained community. Due to the traffic on Interstate 301 and comparable projects on along Route 3 in Gambrills, residents in area have repeatedly stressed that traffic from Melford will spill onto resident roads, taking C rated roads down to a D rating.
Jesuit Property / White Marsh: The Jesuit Property consists of land around and across from Sacred Heart Church. The current proposal of this land tract is approximately 500 houses and town houses on 150 acres of land. Future land plans include addition housing developments on this land. Currently, Route 450 from Racetrack Road and Route 3 is a dual lane highway, barely able to handle current traffic levels. Since this is the sole corridor to Route 3 from “Main Street”, the road suffers from frequent closures do to accidents and tree trimming.
Amber Ridge: Amber Ridge is a proposed 320 units apartment complex that straddles Interstate 301 southbound and Patriot Lane. The already overcrowded 301 turns what should be 20 minute drives, into 45 minutes. Unless Interstate 301 is widened, the added traffic and traffic control devices will continue to turn Interstate 301 into a parking lot.
Karington:Karington is the proposed 2,400 residential unit complex in between Route 214 eastbound and Interstate 301 southbound. This massive complex includes 650,000 sq ft of office space, 343,000 sq ft of retail space and two hotels. A project of this magnitude will exponentially increase traffic along the Interstate 301 corridor, spanning from Waldorf, Maryland to Gambrills, Maryland.
Freestate Mall: The owners of Freestate Mall have submitted an application to rezone the area around the shopping center in order to build high rise apartments in the middle of Bowie.
Hilltop Plaza: The owners of Hilltop Plaza are reopening their rezoning request in order to build 49 residential units on the Hilltop Plaza property.

P-20 Willowbrook: Mixed Residential and Light Industrial. 818 dwelling units, including 505 single-family detached and 97 townhouse market rate units and 50 single-family detached, 56 townhouse and 110 multi-family mixed retirement units approved.
P-21 Locust Hill: Developer preparing Basic Plan Amendment for 680 total dwelling units, including: Market Rate 454 single-family detached units and 226 single-family attached units.
